

Energy metering is now a common feature of SAV Modules’ systems.
The Fairview development on the north side of Dublin – an area once home to Bram Stoker the creator of Dracula – provides a fine example.
Here SAV FloCon™ Modules provide monitored distribution of heating and hot water to new luxury apartments
The Modules feature integral energy meters so that supplies from the central boiler plant can be accurately measured and billed to each flat.
Fairview Apartments is a development of 1 and 2-bedroom flats in seven blocks by Ellen Developments. The 220 apartments will also enjoy the facilities of retail units and restaurants at ground floor level.
A central boiler plant approach was adopted rather than individual boilers in each flat, to minimise penetrations of the building for flues and to meet the need for internal kitchens and bathrooms in some units.
Kingmec Ltd., the company responsible for the mechanical and electrical services within the project, was keen to ensure easy access for maintenance with minimum disturbance to occupants. Accurate metering of energy supplies to each apartment was also a priority.
Finally the components required for distribution, isolation, system flushing and balancing, filtering and metering all had to be contained in a compact package for discreet location.
SAV Modules engineers developed a special version of the FloCon™ Module to meet this exacting specification.
At Fairview the FloCon™ Modules are located in the risers - some on the flow side and some on the return. Each compact Module can serve 3-6 apartments and within its pre-insulated casing - 1.5m long by 350mm wide and 200mm deep - are contained all of the essential components for set up and protection of the heating and hot water system.
Connecting up the flexible multi-layer pipes is literally a matter of minutes and the Module is ready for action. Other key system components including large, fine-mesh strainer, pressure gauges and specially designed commissioning valves are all accommodated inside the box, together with an individual energy meter for each apartment.
Because of the location of the FloCon™ Modules within the risers, access for future maintenance is made easy. Individual radiators can be isolated at the Module with no need to drain down the entire system and the large fine mesh strainer offers superb protection of system components – including thermostatic controls. As many as six apartments can be serviced from a single Module, without the need to disturb any of the occupants.
Energy meter readings for each apartment can also be taken for billing by the management company.
